How to Check & Reseal Commercial Kitchen Floors

Recommended Frequency:

  • Inspection: Monthly

  • Resealing: Every 6–12 months (depending on traffic and material)


Suitable for These Flooring Types:

  • Epoxy or resin floors

  • Sealed concrete

  • Vinyl composition tile (VCT)

  • Quarry tile with grout sealer

Resealing product (epoxy, acrylic, or grout sealer)

Mask or respirator (if needed)

Bucket, mop, towels

Scraper or putty knife

Non-slip additive (optional)


STEP 1: Inspection Checklist

Walk through the kitchen floor area and check for:

  • Cracks or chips in tile, concrete, or epoxy

  • Worn or dull spots where sealant has faded

  • Water or grease pooling (a sign of surface wear)

  • Staining or discolouration

  • Grout deterioration in tile floors

Tip: Mark trouble areas with tape or chalk for repair/resurfacing.


STEP 2: Prepare the Floor

  1. Clear the area: Remove mats, equipment (if possible), and sweep debris.

  2. Deep clean with a degreasing floor cleaner. Mop or scrub until free of oil, food residue, and dirt.

  3. Dry completely, no moisture should remain before sealing.


STEP 3: Resealing Process (Based on Floor Type)

A. Epoxy or Sealed Concrete Floors

  • Use a compatible epoxy or acrylic floor sealer.

  • Apply using a roller in thin, even coats.

  • Allow to dry/cure for the manufacturer's recommended time (usually 6–24 hrs).

  • Apply a second coat if needed for high-traffic areas.

B. VCT (Vinyl Composite Tile)

  • Strip the old wax/sealer if needed using a floor stripping solution.

  • Rinse and neutralise the surface.

  • Apply 3–5 thin coats of floor finish using a mop or applicator.

  • Allow drying time between coats.

C. Tile & Grout Floors (e.g., quarry tile)

  • Focus on the grout lines, apply grout sealer with a small brush or sponge.

  • Wipe off excess from the tile.

  • Allow to cure before walking on it (per product instructions).

Optional: Use a non-slip additive in sealers for safety in wet environments.


STEP 4: Curing and Reopening the Area

  • Block off the area with signs or tape during curing.

  • Ventilate the kitchen if using chemical-based sealers.

  • Do not allow traffic or cleaning until the floor is fully cured.


Maintenance Tips After Sealing

  • Use non-abrasive, pH-neutral cleaners to avoid degrading the sealer.

  • Spot-clean spills promptly to prevent damage.

  • Avoid dragging heavy equipment across freshly sealed floors.
